A tenancy agreement should provide information about the landlord, tenants, agents and the property and how they should contact each other. The tenancy agreement should clearly define who is responsible for what when managing the tenancy. In general this should cover:
Tenant responsibilities
Paying the rent as agreed.
Taking proper care of the property.
Bills for gas, electricity, telephone etc. if you agreed this with the landlord.
In most cases, paying the council tax and water and sewerage charges.
Landlord responsibilities
Repairs to the structure and exterior of the property, heating and hot water installations, basins, sinks, baths and other sanitary installations.
The safety of gas and electrical appliances.
The fire safety of furniture and furnishings provided under the tenancy.
If a tenant does not fulfil his or her obligations under the tenancy agreement then he or she could be evicted by the landlord, subject to obtaining an appropriate court order.
A landlord who does not fulfil his or her obligations could be subject to enforcement action.
