The landlord or letting agent of the property can make the application for an HMO licence. The following links provide you with all you need to know when making an application. Alternatively you can contact the Environment Unit at the address given below.
A licence gives the Licence holder permission to operate the property as an HMO so long as the following conditions are met:
- The proposed license holder and any manager must be a fit and proper person.
- The relevant property management standards must be followed.
- The HMO must be suitable for the number of tenants specified in the licence. The number of rooms, bathroom and toilet facilities and kitchen facilities will all be taken into account. If the property is not suitable at the time of application it must be possible to upgrade it.
- Licence holders to provide a gas certificate every year.
- To keep electrical appliances and furniture in a safe condition and supply a declaration about their safety.
- To install and maintain smoke alarms in working order and a declaration as to its safety.
- To provide tenants with a written lease or statement of the terms of their occupation.
- Specific conditions can be made applying to an individual HMO because of a particular set of circumstances in that property.
